The gross size of the house, adding in the garage, pool room, garden store and boiler room totals 333 sq m (235 net). The seperate loggia adds another 20 sq m. Both are built on rock- The garden is approx 0.5 hectare.

All the windows of the vast 13m by 8m living space - soggiorno, dining area and kitchen look out over the Serchio valley and Pisan hills, with the constantly changing light over the towers of old Lucca in the distance.  All four bedrooms have pleasant outlooks, either over the valley or over the pool to the trees beyond. Two have French windows giving access to the terraces.

With the house's reconstruction in 2003, all the windows and doors were renewed, with new mahogany, double-glazing and drought-proofing. The roof over the soggiorno was rebuilt using the massive chestnut beams from the earlier construction.  All the floors were renewed with underfloor heating installed throughout the ground floor. They are tiled throughout, simplifying cleaning.

Each bedroom has its own unique bathroom, some with marble fittings and some with tiles. Two have baths as well as showers; one (ground floor) has a shower seat. All electrical wiring and water pipework were planned and installed from scratch: a three-phase electrical supply ensures against overloading, and the public water supply is ample and reliable. A satellite dish provides high-quality TV reception via several wall sockets. The house has broadband and wifi.

The staircase to the first floor was renewed, the fireplace with its antique surround installed.

The pool is a good size, 12m by 6m, with a max depth of 2 .4m. It has a salt water treatment system and a semi-rigid powered cover. It is heated by six solar panels each 2m by 1m as well as by LPG. The pool is cut out of solid rock and adjoins the west terrace, giving privacy and receiving continuous sunshine.

The garage/games room (underneath the south terrace), is l3m long with fully tiled floor, and will take three cars or two and a ping-pong table.

The room next to it, 13m by 2.5m by 2.4m high, acts as a store for garden equipment and the pumps and filter etc for the pool. At the other end of the house a smaller room houses the LPG boiler and two heavily insulated 500 litre storage tanks.

The house is particularly suited to wheel-chair users, since one large bedroom, one bathroom, the soggiomo, the dining area, kitchen and utility room are all on the same floor, level with the gravel of the drive and the south and west terraces.

There are two (soon three) 5000 litre rainwater tanks to feed the computer controlled garden irrigation system.  In spite of the slope, gentle paths give access to all terraces and corners of the garden. Oak trees and specimen trees (eucalyptus, cedar, melia, sophora etc) provide the backdrop; arbutus, bay, tree heather, cistus and cyclamen provide the under planting with wisteria, spring bulbs, irises. lavender, westringia, santolina. ceanothus, roses, rosemary etc the seasonal features.
