The Villa is situated 7 km north west of Lucca in the parish of Pieve Santo Stefano.
Off the Strada del Vino that leads up from the village of Sant ' Alessio (shops, bar, restaurants, ice cream parlour, supermarket, gym/spa and hairdressers) it is reached via a country road lined with lush forest and waterfalls with spectacular views of Lucca.
The villa dominates the hill and has amazing views of the medieval towers, the Lucca plain, the Pisano mountain range and as far out as Pistoia and Montecatini.
Built in the 12th century the estate has an interesting history: during the 19th century the well known artist Lorenzo Viani wrote about his mother who was employed by the family at the end of the eighteenth century in his book " Il figlio del pastore " ( the son of the shepherd). He describes the house and the estate in great detail.
The villa is on three floors each of 150 m2 plus a cantina of 100 m2 in the basement, for a total of 550 m2 including the cellar.

Large windows face the walled garden offering fantastic views of Lucca, the hills towards Pisa and to the left, out towards Pistoia and Montecatini.

Surrounding the house are 4 hectares (10 acres) of land composed of olive groves, fruit trees, pines, chestnuts and acacia woods.
Four hundred mature olive trees provide a rich harvest of healthy and delicious organic olive oil.
There are many plum, pear, cherry, fig, persimmon, apple and apricot trees.
There is also permission for a 2000 m2 vineyard.
Pieve Santo Stefano is much sought after due to its countryside location yet close proximity to Lucca which is reachable in about 10 minutes by car.
Pisa Airport is about 25 minutes and Florence is about 40 minutes. The ski resort of Abetone is about 45 minutes and Rome and Milan are about 3 hours drive away.
There are several vineyards close by and three good restaurants are within 1 -2 km.
